VA Loans in Indiana
If you’ve served this country, the VA loan benefit is one of the most powerful tools available to you, and it’s specifically designed to make homeownership more accessible than any other loan program on the market. Tevis Durbin has helped Indiana veterans, active-duty service members, and military families put this benefit to work for over 26 years. From Fishers to Indianapolis to the surrounding Hamilton County communities, the Durbin Team knows how to move quickly and accurately through the VA process so you spend less time on paperwork and more time thinking about which house you want.
Who it fits
- Veterans who served on active duty and received an honorable discharge
- Active-duty service members currently serving
- National Guard and Reserve members who meet minimum service requirements
- Eligible surviving spouses of veterans who died in service or from a service-connected condition
- Indiana buyers purchasing a primary residence in Indianapolis, Fishers, Carmel, Noblesville, or anywhere across Hamilton County and the greater Indianapolis metro
How it works
The VA loan program was created to reward military service with a clear, practical advantage at the closing table. Here is what sets it apart from every other mortgage option you will encounter.
Zero down payment required. Eligible borrowers can purchase a home with no money down. You do not need to save for years to cover a 3 percent or 20 percent down payment. That is not a typo or a promotional offer. That is the benefit.
No monthly mortgage insurance, ever. Conventional loans require private mortgage insurance when you put down less than 20 percent. FHA loans require it for the life of the loan in many cases. VA loans require neither. You will never see a monthly mortgage insurance line item on your statement. Over the life of a loan, this can save you tens of thousands of dollars.
One-time VA funding fee, which can be rolled in. The VA charges a one-time funding fee to help sustain the program for future generations of service members. This fee can typically be financed directly into the loan so it does not come out of your pocket at closing. Importantly, veterans with a service-connected disability rating are generally exempt from the funding fee entirely. Tevis will review your specific situation and make sure you are not paying something you do not owe.
Competitive rates and flexible underwriting. VA loans consistently offer some of the most competitive interest rates available because the VA partially guarantees the loan, reducing lender risk. Underwriting guidelines are also more flexible than conventional financing, which matters if your financial picture is more complicated than a simple W-2 and a savings account.
Your entitlement is reusable. You can use your VA loan benefit more than once. Whether you are buying your first home, selling and buying again, or even carrying two VA loans simultaneously under the right conditions, your entitlement is not a one-time coupon. It is a lasting benefit.
What you need to qualify
- A Certificate of Eligibility (COE) confirming your VA entitlement. The Durbin Team will help you obtain this directly. You do not need to track it down on your own.
- Sufficient income and a debt-to-income ratio the lender can approve. The VA does not set a hard cap, but lenders evaluate your full financial picture.
- A reasonable credit profile. The VA does not set a minimum credit score at the program level, though most lenders apply their own guidelines, commonly in the range of 580 to 620. Tevis can tell you exactly where you stand.
- The property must be your primary residence. VA loans are not available for investment properties or vacation homes.
- The home must pass a VA appraisal, which includes both a value determination (called the Notice of Value) and a basic property condition review to meet VA Minimum Property Requirements.
Indiana has a proud military community, and the Durbin Team has deep respect for what that service represents.
